About the Project – Building a New Operated Residential Business Line

Covivio is embarking on the creation of a forward‑looking Operated Residential Platform that will shape how people live in urban environments. With the established Covivio to Share / Co‑Living portfolio in Berlin (≈ 300 rooms), we already operate a vibrant community‑driven product that forms the first pillar of this new business line. Now, Covivio is taking the next strategic step: launching a new full‑service Residential concept, debuting with a landmark project at Alexanderplatz. Together, these products lay the groundwork for a scalable, experience‑driven residential platform that Covivio will expand, refine and elevate across Germany in the coming years.

For this forward‑looking business segment, we are seeking an experienced, entrepreneurial leader who will build structures, processes and standards from the ground up and shape the operated residential business for Covivio in Germany.

As the new Head of Operated Residential Germany, you will assume overall operational responsibility for our operated residential portfolio in Berlin (≈ 600 units) and play a key role in building a new business line within the Covivio group. This role combines strategic vision, entrepreneurship, product development, operational design and leadership in an environment that balances corporate stability with room for innovation.

Your Key Responsibilities

Contributing to develop a scalable operating model for "Full‑Service Residences" and "Covivio to Share".
Lead the pre‑opening phase of the Alexanderplatz project and ensure a successful operational Go‑Live.
Build and recruit a complete operational team (i.e. leasing, operations, community, promotion/marketing and administration) – you define the structure and composition in close coordination with relevant stakeholders.
Implement and collaborate/support on the product, pricing and performance strategies to achieve commercial targets by identifying relevant KPIs; oversee budgets and commercial performance (commercial accountability).
Contribute to integrate, specify and optimise digital services for our tenants (i.e. tenant app, PMS and back‑office interfaces such as SAP).
Foster a strong community and customer experience culture (events, community management, tenant journey).
Manage and collaborate with internal and external service providers.
Provide regular reporting to relevant stakeholders at both national and European level.

Your Profile

Several years of leadership experience in hospitality, serviced apartments, co‑living or operated residential; experience in property management and in building new operating models.
Entrepreneurial hands‑on mindset combined with strategic and structural thinking (strategic builder profile).
A service‑ and customer‑oriented mindset with a clear hospitality DNA.
Strong digital affinity and first experience with tenant apps, PMS systems and digital customer journeys.
Excellent process and organisational skills – you create structures and workflows from scratch.
Intercultural communication skills (German‑French collaboration); fluent German and English are required; French is an advantage.
Strong leadership and recruiting skills; proven experience in building and developing new teams.

Location

Berlin – with a hybrid presence between our Covivio office in Pariserstraße (Co‑Living) and the Alexanderplatz project – particularly during the opening phase. A strong on‑site presence is essential to ensure seamless collaboration with existing Covivio teams and a successful operational set‑up. Partial remote work is possible.
