The Lead Facility and Real Estate Management Germany is responsible for the comprehensive management of all properties and sites of WuXi Germany GmbH throughout their entire lifecycle. This includes ensuring compliance with all relevant legal requirements and operator obligations guaranteeing safety and occupational health and providing a safe efficient and functional environment for the company its employees customers and other stakeholders.
Key responsibilities include the organization, coordination, monitoring and documentation of technical and infrastructural facility management services such as technical maintenance, cleaning, pest control, landscaping and grounds maintenance and waste management. The role also involves supporting the selection, leasing or acquisition of new properties as well as their integration into the existing site and facility structure.
Another core aspect of the position is ensuring the technical availability of laboratory areas including their equipment and building services. The role also covers the cross-site management and oversight of all facility management and real estate aspects with the objective of sustainably maintaining and where possible further enhancing the value and efficiency of the properties.
Responsibilities
- Organization, coordination, monitoring and documentation of all technical and infrastructural facility management services including technical maintenance, cleaning, pest control, landscaping and grounds maintenance as well as waste management.
- Responsibility for cross-site facility management of all properties of WuXi Germany GmbH with the objective of sustainably maintaining and where possible enhancing the value and efficiency of each property.
- Ensuring cost-optimized facility operations including support in budget planning, internal coordination and accountability for budget compliance.
- Comprehensive management of all properties throughout their lifecycle including safety compliance with legal and regulatory requirements, maintenance and optimization to provide a safe efficient and functional environment for the company, employees, customers and other stakeholders.
- Acting as user representative for new construction projects and new leases; overall management of renovations and refurbishments of existing properties.
- Leadership of investment projects and coordination of technical and infrastructural measures within the managed area.
- Compliance with internal and external regulations (e.g. EHS) and ensuring plant safety including TÜV inspections.
- Technical review and coordination of facility managers, craftsmen and external contractors including monitoring and acceptance of completed work and services.
- Ensuring the technical availability of laboratories, their equipment and building services systems.
- Assignment and management of contracts for technical and infrastructural FM services.
- Clarification of FM-related issues, scheduling, cost estimation and support in the selection of suitable service providers.
- Ensuring compliance with operator obligations related to building use.
- Fleet management.
- Management of site and building access rights including coordination with external site management (e.g. Bayer AG).
Qualifications
- Completed technician or meister degree in chemical engineering or heating/ventilation/air conditioning technology, ideally supplemented by a bachelors degree or qualification as a certified specialist in facility management.
Knowledge / Experience
- Solid knowledge in facility management, building services, building technology and building automation systems.
- At least basic knowledge of GMP regulations and requirements.
- Strong hands‑on mentality.
- Commercial experience in administrative processes.
- Proficiency in the use of FM software and MS Office; additional knowledge of relevant standards, laws and regulations (e.g. ArbStättV, ASR, VOB, HOAI).
- Very good German and good English skills.
- Ability to communicate clearly and effectively with site management, production and quality teams.
- Solid understanding of safety standards, potential hazards and appropriate protective measures in facilities.
- Knowledge of facility management processes and compliance with operator obligations.
- Independent, structured working style combined with strong organizational skills.
- Strong team orientation and communication skills.
- Skilled in negotiating contracts with landlords and suppliers.
