Role Overview

We are seeking a strategic and hands-on Asset Management Director to lead the value creation and transformation of our commercial real estate portfolios. The core mission of this role is to drive asset value to its maximum potential. This will be achieved by identifying and validating optimal repositioning and value-enhancement pathways for existing assets, securing and managing the right execution partners, and leading projects from concept through to delivery and stabilized operation, setting the stage for optimal future exit returns.

Core Responsibilities

• Value Creation & Strategic Repositioning: Develop and execute comprehensive asset-level business plans focused on value uplift through repositioning, redevelopment, Capex optimization, and operational enhancements.
• Pathway Identification & Feasibility: Lead the analysis to identify the highest-value strategy for asset. Conduct in-depth market research, financial modeling, and feasibility studies to define project concepts, validate financial returns, and secure internal investment approval.
• Partner Sourcing & JV Structuring: Identify, evaluate, and secure optimal joint venture partners, co-investors, or strategic collaborators to share risk, provide expertise, and ensure successful project delivery.
• End-to-End Project Leadership: Oversee transformation projects from concept, planning, and design, through to construction completion, lease-up, and the achievement of stabilized operational and financial performance.
• Financial Oversight & Performance Delivery: Manage project-level budgets, cost control, and investment execution to ensure final delivery meets or exceeds the financial, schedule, quality, and operational targets outlined in the investment underwriting.
• Stakeholder & Team Leadership: Lead and align cross-functional internal teams (Asset Management, Finance, Leasing) and external networks (consultants, architects, contractors) to ensure integrated strategy execution.
• Portfolio Optimization Support: Collaborate closely with the Investment team, providing expert input on asset-level value creation milestones and operational performance to inform portfolio-level hold/sell decisions.

Required Qualifications

• Bachelor’s or Master’s degree in Real Estate, Finance, Civil Engineering, Architecture, or a related field.
• Minimum 15 years of combined experience in commercial real estate asset management and hands-on project development/repositioning, with a proven track record of enhancing asset value.
• Proven experience in leading at least one major mixed-use or commercial repositioning/redevelopment project in Europe.
• Strong capability in project conceptualization and feasibility assessment – able to translate asset potential into viable, high-value project blueprints and business cases.
• Fluent in English, Mandarin, and German (verbal and written), with strong negotiation, presentation, and cross-cultural communication skills.
• Strong leadership skills, with experience managing multidisciplinary teams and complex stakeholder groups across different regions.
