Position Summary
The Property Financial Oversight function within Proxity plays a pivotal role in ensuring accuracy and regulatory compliance of financial data across the real estate portfolio. It acts as the critical interface between Property Managers, Corporate Accounting, and internal asset management teams, ensuring the integrity, timeliness, and accuracy of property-level financial data.
The Manager Financial Oversight Real Estate Controlling (m/f/d) is responsible for the financial oversight of a defined portfolio of properties or regional cluster, working closely with outsourced Property Managers and Corporate Accounting teams, with a specific focus on assets and entities located in France .
Responsibilities
- Oversee financial operations for a designated regional or property portfolio in France.
- Review monthly and quarterly property-level financials prepared by outsourced Property and corporate Managers, ensuring completeness, accuracy, and adherence to local GAAP and group policies, including French GAAP (Plan Comptable Général).
- Ensure property-level accounting complies with internal controls, corporate governance, and regulatory standards for the French jurisdiction.
Relationship Management
- Act as primary liaison between Proxity, Property and corporate Managers for assigned properties in France .
- Monitor performance and service quality of external partners, escalating and resolving issues as needed.
- Ensure timely responses to information requests from Corporate Accounting, auditors, and internal stakeholders.
- Monitor deadlines and deliverables.
Escalations & Issue Resolution
- Handle escalated issues, including discrepancies in tenant accounts, financial reporting errors, or regulatory matters related to French assets.
- Coordinate cross-functional responses with Property Managers, Legal, Corporate Accounting and taxes.
- Overseeing VAT/CIT/WHT compliance matters in Germany and abroad, including French TVA matters.
- Review of ongoing tax matters with tax advisors and tax departments.
- Conduct monthly variance analyses and reconciliations between property-level accounts and corporate reporting.
- Validate tenant data accuracy, lease-related financial postings, and service charge reconciliations.
- Identify and correct anomalies in property-level bookkeeping and reporting for French properties when applicable.
Audit & Documentation
- Support internal and external audits by preparing schedules, reconciliations, and documentation for the French property portfolio.
- Maintain a clear audit trail for all property-level financial transactions and reconciliations.
- Oversee the processing of specific property-level transactions, such as accruals, revenue recognition, and OPEX/CAPEX postings, where not handled by Property Managers.
- Ensure accurate documentation and archiving of records in accordance with Proxity and regulatory requirements in line with French documentation standards.
Project Work
- Participate in transversal projects if requested and perform other tasks and projects as assigned from time to time.
Qualifications
- Master Degree in Accounting, Finance, or related field; CPA, ACCA, or equivalent qualification is a plus.
- 5+ years of relevant experience in property accounting, real estate finance, or audit.
- Experience working with or managing outsourced service providers or property managers.
- Good understanding of ERP systems and experienced in implementing financial processes
- Strong knowledge of IFRS, local GAAPs (preferably across multiple European jurisdictions) and regulatory compliance, including French GAAP.
- Exposure to real estate investment structures, SPVs, and portfolio reporting frameworks.
- Highly detail-oriented with strong analytical skills and a process mindset.
- Strong interpersonal and stakeholder management skills – ability to collaborate with internal and external teams.
- Excellent communication and problem-solving abilities, especially under time pressure.
- Familiarity with property management and accounting systems (e.g., MD 365, Yardi, SAP RE, MRI, etc.) is a plus.
- Business-fluent in English; additional European languages advantageous, with fluent French required.
