Construction Project Manager – Data Centers

Responsibilities

  • Manage the day‑to‑day construction activities simultaneous on multiple projects to ensure they come in within the schedule and under budget
  • Lead a team of external construction project managers
  • Coordinate internal resources in support of supply chain management for owner‑furnished equipment and resources
  • Advocate safety as the number one priority on the jobsite and enforce compliance with company and jobsite safety plans, policies and all safety‑related regulations
  • Lead establishing entitlements to support data center developments, including building permits, local AHJ processes and required construction approvals
  • Identify expedited permit opportunities and work with local jurisdictions to enable needed timelines; source local experts and develop key relationships to support
  • Work with construction team project managers on needed permit dates and coordinate with construction teams as appropriate
  • Work with design and construction teams to provide schedules needed to achieve project milestones
  • Create and build relationships that enhance Cologix’s ability to be an industry leader
  • Work with internal and external teams to enhance processes and protocols
  • Be a capable, proven team player that operates well within internal and external team environments
  • Have strong planning skills along with the ability to lead through influence and to be a proactive partner
  • Assist in the preparation of construction and development estimates for the project and prepare project budgets and unit cost reports
  • Lead the project team in preparing project planning and conduct pre‑award and pre‑construction meetings
  • Participate in value engineering services as appropriate, including negotiation and preparation of project scopes of work and contracts
  • Review plans and specifications, determine their completeness and consistency, and plan the successful execution of the construction contract
  • Oversee the contractor’s material and equipment procurement, buyout, and submittals; ensure budgets are maintained and procurement aligns with the construction schedule
  • Monitor the project site for cost, safety, quality, and schedule performance with contractors, and monitor project quality, safety, and risk management plans
  • Negotiate change orders and manage the resulting cost and budget impact
  • Review and approve monthly pay requests
  • Control the payment of project design and construction costs based on document review and approval; coordinate with accounting for payments, lien releases, and lead regular job cost reviews
  • Work closely with the commissioning team to coordinate vendors and contractor commissioning teams to achieve turnover to customers
  • Coordinate all final close‑out procedures for the project as delivered by the contractor, including as‑built drawings, close‑out, and letter of substantial completion
  • Continually track project costs, allowances, and contingencies within the financial software
  • Solve problems at a tactical and functional level
  • Provide data‑driven action plans for executive decision making to manage and effectively present information in a manner that supports efficient decision making
  • Mitigate risk for the project through pre‑planning, innovative planning, and partnership

Requirements

  • Bachelor’s degree in construction management, engineering, or a related field
  • 7+ years of experience in construction or construction management
  • 5+ years of experience in the mission‑critical industry
  • Exceptional organizational and time management skills
  • Excellent interpersonal, written, and verbal communication skills
  • Must possess leadership and people management skills
  • Willingness to travel domestically for project and team needs with an extensive focus in the Columbus, Ohio market
  • Experience with Microsoft Office suite, cloud‑based commissioning software, and financial management software platforms
