Head of the Operating Costs Department (m/f/d)

  • Providing professional and managerial leadership, as well as fostering the professional development of a dedicated team of approximately 20 employees
  • Overall responsibility for the accurate, timely, and on-schedule preparation of utility and heating cost statements for more than 50,000 residential units owned and managed by the company
  • Management, digitization, and continuous optimization of processes, systems, and management tools in the area of operating costs
  • Ensuring compliance with all legal, regulatory, and contractual requirements in the management of operating and heating costs, including legal requirements regarding the maintenance, inspection, and installation of smoke alarms
  • Strategic procurement and contract management for energy sources and utility services, as well as responsibility for collaboration and negotiations with energy suppliers, metering service providers, and other external partners
  • Development and implementation of sustainable measures to reduce operating and energy costs, as well as the collection and analysis of data relevant to operating costs for sustainability reporting, energy management, and carbon footprint assessment
  • Technical responsibility for the SAP module related to operating costs, as well as active involvement in shaping the system and process landscape
  • Initiating, leading, and participating in cross-functional projects, as well as preparing insightful management reports and deriving recommendations for corporate governance
  • A successfully completed degree in economics (business administration/economics), real estate management, or a comparable field of study; alternatively, a completed apprenticeship as a real estate agent (m/f/d) with relevant continuing education, e.g., to become a certified real estate specialist (m/f/d)
  • Several years of professional experience in the housing or real estate industry, ideally with responsibility for operations and heating cost management
  • In-depth knowledge of the law governing operating and heating costs, as well as a solid understanding of current case law
  • Excellent working knowledge of MS Office and practical experience with SAP RE-FX
  • Proven leadership experience in the technical and disciplinary management and development of teams
  • A very good understanding of business administration, as well as a strong affinity for numbers, processes, and financial concepts
  • Experience in the digitization, standardization, and optimization of business processes, as well as in the establishment and further development of data, reporting, and management structures
  • Interest in AI-supported work methods and new technologies
  • Strong communication and leadership skills, combined with a team-oriented approach, assertiveness, and the ability to help employees grow
