Summary

Realterm is seeking an experienced Associate Pan European Asset Manager to join a pan-European real estate investment platform, with primary responsibility for the German portfolio. Based in Frankfurt, the successful candidate will play a key role in driving asset value, executing business plans, coordinating external property managers and managing key tenant and operational relationships across Germany. While the role has a strong domestic focus, the position also offers selective exposure to wider European initiatives, requiring close collaboration in an international environment. The Associate Pan European Asset Manager will report to the Head of Asset Management Germany.

Essential Duties And Responsibilities

  • Draft and support the execution of business plans required to create value in fund investments (leasing, development, redevelopment, repositioning, etc.).
  • Coordinate commercial processes including negotiations with existing tenants and leasing of vacancies (lease negotiations, drafting lease contracts and annexes, and other third-party agreements)
  • The primary focus of this business and leasing plan execution will be in Germany but the role will also encompass support for, and collaboration with, other regional teams working on similar Asset Management business plans across Europe.
  • Act as the primary point of contact for occupiers and develop a deep understanding of their business needs including supply chain network needs for German Transportation & Logistics companies across their European network.
  • Identify risks within the property portfolio and implement mitigation measures
  • Manage and collaborate closely with leasing brokers
  • Lead and coordinate external property managers across the German portfolio, working in close partnership with the internal Technical Manager to ensure operational excellence and execution of asset strategies
  • Prepare and analyze monthly variance analyses versus budget and underwriting to assist in understanding and growing property level NOI, a key responsibility of the asset management role.
  • Support the implementation of the firm’s ESG ambitions, fully integrated into the business strategy
  • Build and maintain complex financial models (Argus and Excel)
  • Support Fund and Investor reporting requirements
  • Assist in sourcing, underwriting, and execution of investment opportunities
  • Prepare internal and external materials, including Investment Committee papers and tenant/investor presentations
  • Research target investment markets in Germany and maintain strong relationships with local brokers and occupiers
  • Assist in the coordination of disposal processes in close collaboration with Fund teams.
  • Assist with creating and maintaining Annual budgets & reforecasts.

Qualifications

  • Strong financial modeling and analytical skills with excellent working knowledge of Microsoft Office (PowerPoint, Excel, Word) and practical experience using Argus
  • Solid understanding of real estate valuation methods, lease financial analysis, and investment underwriting
  • Proven ability to support business plan execution by coordinating required resources
  • Exceptional written and verbal communication skills with the ability to convey complex concepts clearly and concisely
  • Ability to perform effectively in a fast-paced, international team environment
  • Positive attitude and strong work ethic
  • Highly organized, detail-oriented, and proactive
  • Quick learner with strong intellectual curiosity and passion for real estate investing
  • Understanding of the last-mile logistics real estate sector and occupiers’ supply chains is preferred
  • Commercial mindset with strong networking capabilities
  • Demonstrated experience in lease negotiations and transaction execution

Education And/or Experience

  • BA/BS Degree, majors in Economics, Finance or Real Estate preferred
  • 6+/- years of professional real estate experience in real estate asset management experience in Germany
  • Logistic real estate experience and a strong track record in occupier relationships and experience overseeing third-party property managers in Germany is a plus
  • Fluent in German
  • Fluent in English
