BEAT81 is building the future of group fitness across Europe by combining technology with world-class coaching to deliver HIIT and RIDE workouts. The company has community presence in Berlin, Munich, Hamburg, Cologne, and Düsseldorf and is accelerating to 100 studios in the next 3 years. This is where you come in.
The Role: Your Mission
You'll own BEAT81's real estate pipeline from end to end. This means traveling 3-4 days a week, meeting landlords, touring properties, building broker relationships, and closing deals that become studios. You are out there in the field, not coordinating from a desk.

- Traveling across Germany weekly, visiting multiple properties on a tour, then returning to finalize deals
- Being the face of BEAT81 to landlords, brokers, and developers
- Turning a "maybe" into a signed lease in weeks
- Juggling 10-15 live deals at different stages—and knowing which ones to push and which to drop
- Signing one new studio per month and seeing your work transform into real spaces where thousands sweat together
Then this is your role. You will have full ownership of the acquisition process: sourcing properties, conducting site visits, leading lease negotiations, and managing relationships with landlords and brokers nationwide. You will work with our internal expansion team (handling documentation, approvals, technical due diligence and legal advice), but you will be the driving force representing BEAT81 in every room, meeting, and negotiation. Your impact is tangible: every lease you sign becomes a studio and every relationship accelerates our growth.
What You'll Do
Hunt and Close
- Actively source and evaluate commercial properties across German cities (250-650 sqm, mixed residential areas, basement spaces welcome)
- Build and nurture a strong network of brokers, landlords, and property developers—becoming the go-to person they call when the right space opens up
- Conduct weekly site tours across multiple cities, assessing properties against our technical and commercial requirements
- Lead lease negotiations from first offer to signed contract, moving fast when opportunities arise
Own the Deal Flow
- Manage 10-15 active deals simultaneously, knowing which to prioritize and which to drop
- Make rapid go/no-go decisions based on location quality, landlord fit, and technical feasibility
- Represent BEAT81 professionally and authentically—be the ambassador landlords trust
- Push deals forward quickly with brokers, landlords, and developers, while the expansion team handles back-office tasks so you stay focused on sourcing, touring, and closing deals
Set Your Own Rhythm
- Plan your week to hit the road and visit leads to sign deals fastest
- Screen out bad fits early (wrong landlord, wrong location, wrong terms) before wasted time
- Collaborate with our internal team on documentation, approvals, and construction specs—but set the pace
Build for Scale
- Establish efficient processes and broker relationships that compound over time
- Share insights from the field to refine site selection criteria and negotiation playbook
- Help us hit 12+ studio openings per year consistently across Germany
You Are
Experienced & Proven
- 5+ years in commercial real estate, ideally in retail or fitness leasing
- Track record of closing 10+ lease deals per year independently
- Read floor plans, spot red flags, and negotiate lease terms that work
A Natural Networker & Closer
- Build trust quickly with landlords and brokers who enjoy working with you
- Persuasive without being pushy, transparent about needs, and skilled at win-win solutions
- Strong commercial instincts: know when to push, walk away, or recognize a deal too good to miss
Entrepreneurial & Self-Driven
- Own outcomes, not just tasks—this role is yours to shape and drive
- Travel 60-80% of the time across Germany (home base ideally Berlin, but flexible)
- Prefer clarity, resources, and freedom to execute over micromanagement
Passionate About Fitness & BEAT81
- Understand group fitness; ideally you have tried it (cycling, HIIT, boutique studios)
- Authentically represent what makes BEAT81 special: the tech, the community, the energy
- Get excited about finding the perfect space and imagining it filled with 40 people exercising
Fluent in German & English
- German at native-level for landlord negotiations and broker calls
- Business-level English for internal collaboration
