Construction Project Management Manager, Germany(A160508)

Responsibilities

1. Assist the China headquarters in formulating the construction plan for the stores of the German Delivery Center, including the formulation of project schedules, cost budgets, quality standards and compliance plans, ensuring full compliance with Germany's construction qualification classification requirements and environmental protection standards.
2. Be responsible for the full-life-cycle execution of the project, coordinate external partners such as design units, construction parties and supervision institutions, strictly control the construction progress, project quality and safety specifications, and efficiently handle on-site emergencies.
3. Participate in the full-process contract management of the project, including organizing bidding work, selecting high-quality suppliers, promoting contract negotiations and supervising performance; strictly control the compliance of subcontract management, avoid the risk of illegal subcontracting; optimize the supply chain configuration based on the practical experience of Sino-German cooperative projects, and improve resource utilization efficiency.
4. Coordinate the project cost control and risk management work, regularly conduct progress reports and cost accounting, establish and improve a risk early warning mechanism, formulate response plans and report to the Engineering Headquarters in a timely manner; focus on preventing compliance difference risks and cultural adaptation risks in the context of Sino-German cooperation.
5. Serve as the core contact person between the Chinese team and local German institutions, be responsible for communication and coordination with relevant units such as the Federal Institute for Research on Building, Urban Affairs and Spatial Development (BBSR), local municipal departments and energy agencies, ensuring that the project fully complies with Germany's relevant legal requirements such as labor protection, environmental protection and data security.

Requirements

1. A composite project management talent with local German construction project management experience and practical experience in Sino-German cooperative projects, who deeply understands EU and German engineering compliance standards and can efficiently coordinate the construction of Xiaomi Auto Delivery Center stores.
2. Bachelor's degree or above, majoring in Engineering Management, Architectural Engineering, Civil Engineering or other related disciplines; Priority is given to those holding the Dipl.-Ing. title certified by the German Association of Engineers (VDI), or possessing relevant professional qualifications such as DGNB energy-saving certification and TÜV industrial building audit. Must hold German Registered Structural Engineer (Dipl.-Ing. Bauingenieur) certification or Project Manager (PMP/IPMA) certification.
3. More than 5 years of project management experience in German commercial construction projects, having led at least 2 or more construction projects of commercial stores or similar formats, and familiar with the entire process from site selection and preparation to completion and delivery;
   • Priority is given to those with more than 3 years of collaborative management experience in Sino-German cooperative projects or construction projects of Chinese-funded enterprises in Germany, who can accurately adapt to the differences in working models between Chinese and German enterprises and are good at establishing collaborative mechanisms between the two parties.
4. Proficient in the German Construction Act and additional construction clauses of each state, and master core skills such as engineering bidding and tendering, contract management, cost control, and risk management; Possess digital project management capabilities and master German labor protection standards and safety management specifications;
   • Priority: Good at integrating resources and aligning needs between China and Germany, with mature experience in technology transfer, supply chain coordination and compliance risk avoidance in cross-cultural projects.
5. Native German or fluent working proficiency; English can be used as a working language;
   • Priority is given to those with fluent Chinese communication skills, who can accurately connect with local German suppliers, regulatory authorities and Chinese teams.
