Commercial Construction – Project Manager

Position Description

A Project Manager is responsible for the overall management and project reporting of specific construction project(s). They provide leadership and are accountable for assistant project managers, superintendents, subcontractors, materialmen, scheduling, and budgets/financials associated with their project(s).

Willing to take on residential experience – Commercial experience preferred. Retail space commercial work – project sizes average $800K to $1.5M.

Qualifications

  • At least 7 years of commercial construction building experience.
  • Thorough knowledge of construction cost, scheduling, estimating, and engineering principles and techniques, as well as accounting principles.
  • Familiar with various construction methods and materials, their characteristics, installation procedures and tolerances.
  • Strong computer skills and proficiency with the Microsoft Office suite.
  • Excellent English oral and written communication skills.

Essential Duties and Responsibilities

  • Uphold and represent all company values and ethics.
  • Understand all company policies, procedures, and software.
  • Provide leadership, training, and mentorship for assistant project managers.
  • Create and maintain front‑end client communication on assigned projects.
  • Coordinate design intent and construction recommendations with the Architect/Engineer of Record.
  • Participate in estimating efforts and bid solicitation.
  • Qualify subcontractor proposals and material quotes.
  • Prepare and submit formal proposals, including coordinating bid review presentations with senior leadership.
  • Submit contract requests to Compliance and Accounts Receivable Departments.
  • Assemble project financials in company software.
  • Develop and distribute construction duration schedules and keep stakeholders updated.
  • Monitor progress, scheduling, budgets, and provide field support.
  • Successfully award subcontract agreements and procure required materials via purchase orders; release subcontract agreements after a buy‑out review.
  • Create billing applications in company software and work with accounting on submission dates.
  • Review and approve subcontractor, materialman pay applications and invoices.
  • Ensure profitability mandates are met on each project.
  • Schedule and maintain communications with clients throughout construction, mandating weekly conference calls or meetings.

  • Mandate corrective measures for project issues to minimize company exposure.
  • Foster and develop current policies and procedures for improvement.

Job Execution

  • Operate successfully in multiple disciplines and phases of projects simultaneously.
  • Ensure proper time management and prioritization of tasks by self and project team.
  • Perform consistent and timely review of pending accounts payables and submission of accounts receivables.
  • Ensure projects consistently meet and exceed profitability marks.
  • Perform periodic site visits to ensure progress, safety, and overall success of the project are upheld.
  • Ensure job processes are followed in accordance with company policy and procedures.
  • Proactively monitor progress of projects through updated schedules, reports, and cost analysis.
  • Complete a timely closeout of each project, including final billing and all closeout documents submitted within two weeks of substantial completion date.
